Bengaluru has one of India's biggest PG markets, serving students and young professionals across the city. It is also one of the most closely regulated. After a resident was murdered in a Koramangala PG in July 2024, the city's civic authority issued PG guidelines that reportedly include CCTV at entry points with 90 days of footage, at least 70 square feet of personal space per resident, safe drinking water, an FSSAI licence for PGs with kitchens, fire safety clearances and trade licences. Unlicensed PGs have been sealed, and the Karnataka High Court has also issued safety directions.
This guide explains how PG and hostel management software in Bengaluru supports the operational side of running a compliant PG — especially room occupancy, which the space rule makes critical.
Occupancy that matches your space
A per-resident space rule means each room can only hold so many people. Check the current guidelines with the city authority, work out each room's maximum, and set that as the room's capacity in the software:
- Every room shows its capacity and current occupancy.
- The dashboard shows which rooms are full and how many beds are free.
- Because you allot beds against capacity, you see at once if a room is already full.
Resident records you can rely on
Every resident's record holds their name, phone number, a guardian or emergency contact, joining date and room, with a log of every room transfer showing who made the change and when. The resident list can be filtered by building or status and exported to CSV.
CCTV, licences, food safety and fire clearances are separate obligations that software does not handle; keep your documentation for those up to date.

Bengaluru PGs often house both. Students can be recorded with their academic year; working residents can leave it blank and use the guardian fields for an emergency contact. Monthly rent instalments are set per resident and shown as paid, due, overdue or upcoming.
Rent, deposits and receipts
Build packages from your facilities — meals, WiFi, AC, laundry, room cleaning, electricity. Record every payment with its mode and receiving account, record deposits separately, and issue a numbered PDF receipt for every payment.
Several PGs across the city
Set up each property as its own building, with its own rooms, residents and expenses, and compare them in the profit and loss report.
Frequently asked questions
Can the software stop me overfilling a room?
Set each room's capacity to the maximum your space allows. Every room then shows its current occupancy and whether it is full, so you can see before allotting a bed.
Does it handle CCTV or licence compliance?
No. Those are separate obligations. The software keeps occupancy, resident, payment and expense records.
Can I export a list of residents?
Yes. The resident report exports to CSV.
How much does it cost?
Plans start at ₹2,999 a year for up to 50 residents, with plans for 70, 100 and 300 residents and custom pricing above that.
